Buyer’s guideBuying property in Thailand
Ownership, taxes, running costs, money transfer, rentals and villas: everything to know before the deal (in Russian)
Read the guide →Can a foreigner buy a condo in Thailand?
Yes. A foreigner can own a condo unit freehold in their own name if it is registered in the foreign quota. You can rent it out, sell it and pass it on by inheritance.
What are the Foreign Quota and Thai Quota?
Under the Condominium Act foreigners may own up to 49% of the total unit area of a building: the Foreign Quota. The remaining 51% is the Thai Quota, which a foreigner cannot simply register in their name, so such units are usually cheaper.
How is Leasehold different from Sap Ing Sith?
Both last up to 30 years and do not give ownership of land. Leasehold is based on a lease agreement, while Sap Ing Sith is a separate registered right that can be transferred, inherited and used as collateral.
Can a foreigner buy a villa?
Yes, but a foreigner cannot register land directly. A registered Leasehold or Sap Ing Sith is usually used. Schemes with nominee Thai shareholders are not a safe alternative.
What taxes are paid on purchase?
At the Land Office there is a 2% transfer fee and, depending on the deal, a 3.3% Specific Business Tax or 0.5% stamp duty. For new developments the split is set in the developer’s contract; on resale it is often negotiated with the seller.
How much does it cost to maintain a condo?
A monthly common fee is paid for building upkeep, for example 60 ฿ per m²: about 2,100 ฿ a month for 35 m². In new buildings a one-off Sinking Fund payment is made on handover. Rates differ by project.
How do I transfer money from Russia?
A direct bank transfer may be difficult, but buying is possible through specialised payment services. What matters is documentary proof of funds for registering a foreign owner. We arrange the transfer and check the documents in advance.
Can I buy remotely?
Yes. You can choose via video viewings, booking and the contract are handled remotely and payment is made by transfer. At the Land Office you can be represented under a power of attorney. We will tell you in advance which documents your deal needs.
What rental yield can I expect?
A common benchmark for investment condos in Pattaya is 6–7% gross per year. Actual yield depends on price, location, occupancy and costs. You do not have to manage it yourself: a management company can do it.
