Pattaya districts: where to buy a condo

In short

  • Jomtien is the most common choice for rentals and a first purchase.
  • For quiet and clean sea, look at Pratumnak and Wongamat, but the square metre costs more there.
  • The centre suits short-term rentals and anyone who likes a city pace.

How Pattaya is laid out

The city stretches along the Gulf of Siam. From north to south you have Wongamat and Naklua, the centre with Beach Road, Pratumnak hill, the long Jomtien beach and quiet Na Jomtien. Sukhumvit, the city's main road, runs parallel to the sea behind all of these districts, and beyond it lies East Pattaya with villas and gated housing estates.

Below is a short overview of each seaside district. Click a district name to open its page with all new developments and prices.

Jomtien: the choice of most buyers

Jomtien is the most popular district with buyers from the CIS and Europe. The beach is about 6 km long, with a promenade and bike lane, and markets, cafes and supermarkets close by. It is comfortable to live in year-round and easy to rent out: tourists and winter visitors choose it for the beach and the relaxed pace.

  • Who it suits: renting out, living year-round, families.
  • Keep in mind: there is a lot of supply, so a rental unit needs a good view or a smart layout.

Na Jomtien: resort-style quiet

Na Jomtien continues Jomtien to the south. Here you will find resort-style condominiums with pools and gardens, calmer beaches, and many completed buildings: you can buy and move in straight away. The centre is 20–25 minutes away, so it is inconvenient without your own transport.

Pratumnak: a green hill between two bays

Pratumnak sits on a hill between the centre and Jomtien. It is one of the greenest and calmest districts in the city: villas, small condominiums, clean beaches. The centre and Jomtien are both 5–10 minutes away. There are few new projects, so prices are above average.

Wongamat: the north and the most expensive views

Wongamat is in the north of the city, in the Naklua area. A quiet beach, one of the cleanest in Pattaya, high-rise condominiums with bay views, and the Sanctuary of Truth next door. The centre and shopping malls are 5–10 minutes away. The price per square metre here is the highest in the city, and almost no seafront plots are left.

Central Pattaya: everything close by

Central Pattaya has Beach Road, shopping malls, restaurants and nightlife. Condos here are chosen for short-term rentals and by people who enjoy a city pace. The downside: the sea in the central bay is not as clean as in Pratumnak, Wongamat and Jomtien.

How to choose your district

Start with the purpose of the purchase. For renting out, demand and entry price matter most. For living, quiet, the sea and nearby amenities matter more. If you are unsure, come for viewings: in one day we show 3–4 projects in different districts, and the difference becomes clear on the spot.
