Pattaya or Phuket: where to buy a condo
These are the two Thai resorts most popular with foreigners, and they could hardly be more different. Phuket is an island of jungle and Andaman Sea beaches, while Pattaya is a city on the Gulf of Thailand a couple of hours from Bangkok. Here is how to choose, for living and for investment.

In short
- Phuket: nature, Andaman Sea beaches, a pronounced rainy season with big waves.
- Pattaya: a full-size city, about an hour and a half from Bangkok, with a calmer sea all year round.
- For year-round living and families Pattaya is usually more convenient; for a resort lifestyle people choose Phuket.
The key difference: island vs city
Phuket is Thailand's largest island and a province of its own in the Andaman Sea. Life is spread out across the beaches: Patong, Kamala, Bang Tao, Karon and others, with hills and jungle roads between them. It has its own international airport in the north of the island.
Pattaya is a city on the eastern shore of the Gulf of Thailand, in Chonburi province. Its districts run one after another along the sea, all within 10–25 minutes of each other. Bangkok and Suvarnabhumi Airport are about an hour and a half away by car, and U-Tapao Airport is nearby.

The sea and seasons
On Phuket's Andaman coast the southwest monsoon season is pronounced, roughly from May to October: waves, currents, and swimming restrictions on many beaches. The Gulf of Thailand around Pattaya is better sheltered, and the sea is calmer for most of the year. On the other hand, Phuket's water is clearer and its beaches more scenic: that is where people go for postcard views.
Living there all year
- Infrastructure. Pattaya has large shopping malls, international hospitals and schools, and plenty of cafes and services in Russian. Phuket has all of this too, but it is spread across the island.
- Bangkok next door. From Pattaya it is easy to go to Bangkok for business, an embassy visit or shopping and be back the same day.
- Getting around. Pattaya is more compact, and many people live without a car. On Phuket it is harder without your own transport.
Rentals and investment
Both resorts are popular with tenants, but demand works differently. Phuket depends more on the tourist season and short trips. In Pattaya, besides tourists, there are many snowbirds and people who stay for months, plus Bangkok residents who come for the weekend. This smooths out seasonality for long-term rentals.
