Jomtien: a complete guide to living and buying a condo
Jomtien is usually the first name that comes up when people talk about buying a condo in Pattaya. Here is what everyday life is like, why the area works well for rentals and what condos cost right now.

In short
- A long beach of about 6 km and a renovated promenade with a cycle lane.
- The widest choice of new developments in Pattaya, for every budget.
- Steady rental demand, especially from November to March.
Where Jomtien is
Jomtien lies south of Central Pattaya, on the other side of Pratumnak Hill. Jomtien Beach Road runs along the sea, with parallel streets full of condo buildings, cafes and shops. To the south, the area gives way to quiet Na Jomtien.
- To Central Pattaya
- 10–15 minutes
- To U-Tapao Airport
- about 40 minutes
- To Bangkok and Suvarnabhumi Airport
- about an hour and a half
The beach and promenade
The main reason people choose Jomtien is its beach, about 6 kilometers long. Along it runs a renovated promenade with a cycle lane: joggers in the morning, families out for a stroll in the evening. The beach is calmer than in the city center, and the sea is cleaner.

What it is like to live here
Jomtien is considered the most popular district among buyers from the CIS and Europe. Markets, cafes for every taste, supermarkets and services are all close by, many with Russian-speaking staff. The area is quieter than the center but has everything you need, so it is comfortable to live in year-round, not just for the winter.
- For year-round living. Amenities nearby and a relaxed pace.
- For families. The beach, parks, playgrounds and schools within an easy drive.
- For renting out. Tourists and winter visitors choose the area for its beach and atmosphere.
Downsides worth knowing
- Lots of supply. There are many condos for rent, so the winners are units with a good view, a smart layout and a short walk to the sea.
- Traffic in high season. From November to March the main roads can be slow.
