Pattaya new condo price index: November 2026
Once a quarter we calculate prices across every developer price list in our database and publish the result here. This is the first release: it records price levels as of November 2026, and the next ones will show how prices change.

In short
- The median price per square metre in Pattaya new developments is ฿115,000; the median unit price is about ฿4M.
- Two thirds of available units cost up to ฿5M, one in five up to ฿3M.
- Price per metre in completed buildings and off-plan is almost the same: ฿115,000–119,000.
Key figures
| Indicator | November 2026 |
|---|---|
| Median price per m² | ฿115,000 |
| Median unit price | ฿4M |
| Median size | 35 m² |
| Most affordable unit | ฿1.84M |
| Projects included | 22 |
| Available units included | 3,808 |
The median means half of the units are cheaper and half are more expensive. It is fairer than the average: a few penthouses do not pull it up.
Prices by area
| Area | Projects | Median per m² | Median price | From |
|---|---|---|---|---|
| Pratumnak | 4 | ฿186,000 | ฿7.7M | ฿2.99M |
| Wongamat and Naklua | 4 | ฿122,000 | ฿4.35M | ฿2.76M |
| Na Jomtien | 5 | ฿120,000 | ฿4.14M | ฿2.15M |
| Jomtien | 8 | ฿109,000 | ฿3.79M | ฿1.86M |
- Pratumnak is noticeably more expensive than the rest: there are few new buildings on the hill, units are larger (median almost 50 m²) and more often have a sea view.
- Wongamat and Na Jomtien are almost equal per metre, although they sit at opposite ends of the city: high-rises by the beach in the north, resort complexes in the south.
- Jomtien offers the most affordable metre and the widest choice: more than half of all available units in the index are here.
Central Pattaya and East Pattaya are not in the index yet: each has fewer than two projects with a full price list, so a median there would be random. Read about each area in Pattaya districts: where to buy a condo.
Prices by unit type
| Type | Median size | Median price | Median per m² |
|---|---|---|---|
| Studio | 26 m² | ฿2.76M | ฿107,000 |
| 1 bedroom | 36 m² | ฿4.19M | ฿117,000 |
| 2 bedrooms | 65 m² | ฿9.6M | ฿134,000 |
| 3 bedrooms | 134 m² | ฿12.2M | ฿91,000 |
A metre in two-bedroom units is about a quarter more expensive than in studios: ฿134,000 versus ฿107,000. Few three-bedroom units are on sale (72 in the index), and more than half of them are in one project, so their figure is indicative.
Completed buildings and off-plan
| Completion | Projects | Median per m² | Median price |
|---|---|---|---|
| Already completed | 6 | ฿119,000 | ฿4.09M |
| Completion in 2027 | 6 | ฿115,000 | ฿4.03M |
| Completion in 2028 or later | 8 | ฿117,000 | ฿4.19M |
The difference in price per metre between completed buildings and off-plan is currently within 4%. Buying off-plan is valuable for other reasons: the developer's payment plan during construction and the choice of units while the best ones are still available. We explain how it works in New build or resale in Pattaya.
How many units in each budget
| Budget | Share of available units |
|---|---|
| Up to ฿3M | 22% |
| ฿3–5M | 44% |
| ฿5–10M | 20% |
| Over ฿10M | 14% |
The widest choice right now is at ฿3–5M: mostly one-bedroom units and large studios in Jomtien, Na Jomtien and Wongamat. Options by the sea under ฿3M are collected in A condo by the sea under 3 million baht.
How we calculate
- Source. Developer price lists we receive directly and enter into our database. This release uses price lists from August–November 2026, most of them from October.
- Which units. Only new developments on sale, only condominium units (no villas or houses) and only available units a foreigner can register in their own name (Foreign Quota, the 49% rule).
- Which prices. The developer's list price, without discounts on request and without registration fees. Price per metre is calculated for each unit, then the median is taken.
- Areas. The area table includes areas with at least two projects that have a full price list.
- Calculation date. 3 November 2026. The next release is in February 2027: it will show how prices changed for the same units over the quarter.
A live table of prices by area, recalculated from the database every hour, is in How much does a condo cost in Pattaya.
