Phuket is a big island, and each area lives its own way: lively resort life in one place, quiet bays and hillside villas in another, expat villages with cafés and schools in a third. Your choice of area shapes your day and who will want to rent your condo. We covered all the main areas, from the airport in the north to Nai Harn in the south.

Phuket areas: where to buy a condo and where to live

In short

  • The west coast (Patong, Kamala, Surin, Bang Tao, Karon, Kata, Nai Harn) has the Andaman beaches, with comfortable swimming roughly November to April.
  • For families and year-round life, Bang Tao, Rawai and Nai Harn, Chalong, Kathu and Koh Kaew work well: schools, shops and hospitals are close.
  • The airport is in the north: about 30 minutes to Bang Tao, about 50 to Patong, over an hour to Rawai without traffic.

How the island is laid out

  • North: the airport and Sirinat National Park with the quiet beaches of Nai Yang, Nai Thon and Mai Khao.
  • West: the main beaches and resort areas, from Bang Tao to Kata.
  • South: Rawai, Nai Harn and Chalong, where many live year-round.
  • Centre and east: Phuket Town, Kathu and Koh Kaew, with schools, hospitals and malls but no swimming beaches.

On the west coast swimming is comfortable roughly November to April. From May to October the southwest monsoon brings waves and red flags on open beaches: swim only where lifeguards are on duty.

Summary table

Airport times are our own map estimates without traffic; in season and at rush hour the drive is longer:

Bang Tao and Laguna

The best-landscaped area of the west coast: the Laguna Phuket resort with hotels and a golf course, the Boat Avenue strip of restaurants, the Porto de Phuket mall and a long beach with beach clubs. A HeadStart campus is nearby, UWC Thailand about 20 – 25 minutes away. Downsides: Boat Avenue traffic at rush hour and lots of construction. In detail in Bang Tao and Laguna.

Layan, Nai Yang and Nai Thon

Northern beaches within Sirinat National Park: quiet, green, little development. The airport is 20 – 30 minutes away, handy for frequent flyers. Families with children at UWC like living here. Facilities are modest: for big shopping people drive to Bang Tao, and planes can be heard at Nai Yang beach.

Surin and Kamala

Surin is a small, beautiful bay with hillside villas and a calm atmosphere, with all of Bang Tao's facilities nearby. Kamala is calmer than Patong and suits couples and families: its own beach, cafés and beach clubs, with Patong and Bang Tao close by. Both have lots of hills, so on sloping plots check the drainage and road access.

Patong

The island's main resort hub: Bangla Road, nightlife, the Jungceylon mall, everything within walking distance. Tourist traffic is the densest here, so condos are often bought to rent out while owners live in quieter areas. The pass to Kathu is congested at rush hour; a Kathu–Patong tunnel is planned for around 2031.

Karon and Kata

Karon is a big resort beach lined with hotels and busy in season. Kata and Kata Noi are cosier and more family-friendly, with surfing in low season. Both areas are hilly, about an hour from the airport. After a 2024 landslide the authorities check hillside works more strictly, worth bearing in mind when choosing a plot or house.

West coast bays: each has its own character, from lively Patong to quiet Surin

Rawai and Nai Harn

Rawai is called an expat village: restaurants, coworking spaces, gyms and Muay Thai camps, kindergartens, and life continues in low season. Rawai beach itself is not for swimming, it has a boat pier, so people swim at nearby Nai Harn and Ya Nui. Nai Harn is one of the island's most beautiful beaches, with a lake for walks nearby. The downside of both: over an hour to the airport, and the Chalong roundabout is busy at rush hour.

Chalong

A residential area for year-round living: malls, markets, the pier for island trips, schools nearby and about 15 minutes to Phuket Town. No swimming beach, but many housing estates.

Kathu and Phuket Town

Kathu sits in the centre of the island, about 20 minutes from many areas. International schools, malls and hospitals are close, so families on long-term leases live here. Phuket Town is a Thai city with an old Sino-Portuguese quarter, markets, immigration and the main hospitals: Bangkok Hospital Phuket and Bangkok Phuket International Hospital. No beach of its own; the sea is 15 – 25 minutes away.

Koh Kaew and the east

Green estates, marinas and golf courses on the east coast. Home to the British International School Phuket, with Central Phuket and hospitals nearby. There is nowhere to swim in the east: the shore is muddy with mangroves, and west coast beaches are 20 – 30 minutes away. Families who want a school close by choose this area.

How to choose

  • For holidays and renting to tourists: Patong, Karon, Kata, Bang Tao.
  • For quiet and nature: Layan, Nai Yang, Nai Thon, Surin.
  • For year-round living: Rawai, Nai Harn, Chalong, Bang Tao.
  • For families with school-age children: Kathu, Koh Kaew, Bang Tao.

Before buying, drive the route from your future home to school, work or the beach at rush hour: in Phuket it tells you more about an area than the map. Life on the island is covered in Living in Phuket, and the comparison with Pattaya in Pattaya or Phuket.
